  综合外电7月10日报道,纽约联邦储备银行(FederalReserveBankofNewYork)经济学家JamesKahn在9日发表的一篇论文中表示,2007年美国房价急剧上涨背后的主要推手是生产率加速提高,而非人们的非理性预期。

  在此之前,人们普遍认为2007年房价大幅上扬形成了一个绝不应出现的泡沫,而Kahn却在论文中对这种观点予以了抨击。

  Kahn写道,经济基本面的不断变化,特别是劳动生产率的大幅波动,对房价走势产生了重要影响。生产率的变化通过影响收入增长和长期收入预期决定了房价走势,因为这些因素会对那些准备购房的消费者以及有意放贷的抵押贷款发放机构的行为产生直接影响。

  Kahn认为,生产率的上升不仅起到提振收入、刺激增长和提升人们对未来活动预期的作用,同时也激发了一股乐观情绪,刺激了人们的购房热情,并增强了融资银行提供住房贷款的意愿。

  Kahn写道,当前的房地产市场危机在很大程度上源于经济基本面的变动,而且信贷市场状况更是令危机进一步恶化。此外,在了解了当时的经济形势之后,或许也不难理解为何部分人士认为信贷标准有所下降。

  他还称,生产率的复苏可能预示房价有望开始回升。
