  楼市:酝酿新一轮泡沫

  通胀预期在国内市场表现得最为彻底的,就是"已经死过一回"的楼市。由于通胀预期,它不适时宜地"复活",其中不免夹杂着百姓的怨声载道。

  整个一季度国内楼市的争议焦点都在于"小阳春"是否能够延续,而这一问题又被舆论简化为推动"小阳春"的主要力量刚性需求能否持续。有开发商说:"一线城市有明显的刚性需求。"而老百姓说:"房价太高,我们没有刚性需求。"

  但所有人都被市场忽悠了---本月初的楼市表现告诉我们,刚性需求根本就不是市场的焦点,焦点是通胀预期,是投资客的回马枪。

  在通胀预期下,资金持有者越来越多地选择进入房地产市场,以实现资产保值,这正成为此轮楼市持续走高的重要原因。

  北京联达四方房地产经纪公司董事总经理杨少锋也表示,实际上现在不是谁在炒通胀预期,而是在大势面前,单个人是无能为力的。信贷的高速增长,面临着经济结构性失衡的问题。缺钱的部门很缺钱,庞大的流动性偏偏又涌入了楼市和股市。
